The Q Variel Apartments MDU project includes over 40,000 square feet of commercial and restaurant space. The goal of the development is to combine luxury-style residential living with top notch hospitality in order to give its residence the best possible living experience. The development will include a full service concierge, valet parking, resort-style pools, and a 5th floor roof deck and outdoor movie theater to accommodate outdoor events .
Fluid Sound was brought in to create a building-wide centralized audio video system for the entire Multi Dwelling Unit building at the Q Variel. The settings for the audio, video, lighting, and HVAC would need to be controlled from a device used by the staff. This system would also need the ability to save certain “scenes” so that the audiovisual settings would not have to be reconfigured for every time of the day.

Challenge
The Q Variel Center team needed Fluid Sound to design a centralized audiovisual system for all the public space areas in this 7 story high-end residential Multi Dwelling Unit tower. The AV system needed to cover the entire building guest amenity areas as well as the public facing lobby and leasing areas with property wide IP distribution of AV. IP need to control all of the devices from a single control system at the head end, with scheduling and automation.
The entire MDU multi-family development and its public spaces needed to be controlled through a single device which could save custom “scenes” for lighting, audio, and video to automatically play the desired AV settings at their specific times of day.
Solution
Fluid Sound used Audiovisual over IP(AVoIP) for all the DirecTV & digital signage video, as well as utilizing a dedicated VLAN for the Dante audio network for 7 different floors of all the public spaces within the building.
A Crestron control system was installed using intelligent scheduling to automate the audio & video settings throughout the public spaces area for different times of the day. Control of the system utilizes a cloud-based solution that allows secure access to remotely control the AV system from any device connected to the internet such as an iPads, iPhone or laptop computer.
The Crestron control system uses a custom morning/noon/night scheduler to set the audio & digital signage content to preferred levels and messaging. Conference rooms, media rooms, library, pool deck/lounge, fitness rooms, lobbies, bathrooms, elevators, and parking garages all are controlled with various audio & video settings.
This project includes:
- 14 touch panels throughout the facility for audiovisual control
- 27 different audio zones with audio signal sent of a Dante digital audio signal network
- 22 different TV displays and video projector endpoints utilizing Just-add-Power AV over IP transmitters and receivers over the AV network infrastructure.
